How we use AI

In short

CheckMyRental uses an AI model for one job: it finds the clauses of your contract that belong to 12 listed topics and quotes them word for word.

Fixed rules in our code decide every colour (red, amber, green, grey). The explanations, the questions to ask and the email draft are texts we wrote ourselves from official sources. The AI writes none of the text you read.

What the AI does

An AI model (Claude, from Anthropic) reads the masked text of your contract and finds the clause for each topic that fits your situation, for example the deposit, agency fees, a fixed term or a rent increase. It copies the clause word for word.

Our code then checks that every quote really appears in the text you sent. A finding without a valid quote is dropped and never shown.

For every red finding a second AI call checks that the quote supports the finding. That check can only lower a result, never raise it.

What the AI does not do

It does not talk to you: there is no chat.

It does not write the explanations, the questions to ask or the email draft in your report.

It decides nothing: not a colour, not a price, not a refund and not who may open a report.

It does not score, rank or profile you or anyone else, and nothing it does has a legal effect on you.

It never receives the name, address, email address, bank account, phone number, ID number or date of birth that the masking found. It never receives your original file or your answers. We mask in your browser and check again on our server.

What you see on screen

The free preview, the offer, the report and the PDF say what the AI did and that fixed rules decide the result, and the report and the PDF carry the label "AI-generated report". Above the quotes in the report we say that an AI model found them and that they can be wrong.

Where your text goes

Only the masked text goes to Anthropic, and only for the check. Anthropic processes it outside the EU, as our processor, under the safeguards named in the privacy notice. It deletes what it received within 30 days by default and may keep it longer in the cases named there.

We delete our own copy of your contract text 24 hours after you send it.

Accuracy and limits

The AI can misread or miss a clause, and a quote it found can be wrong. Check each quote against your own contract.

We only check the topics listed under "What we check". Rules change: every report shows the version of our rules and the date we last checked them.

A green result means we found no issue on that topic in the text we read. It is not a statement that your contract is fine.

If you disagree with a result

Every finding has an "Is this wrong? Flag an error" button, and we look at every flag. If we confirm an error in a rule, you get a refund and a correction email.

A report has no legal effect on you. You decide what to do with it, and you can delete your data at any time with the buttons on your report.

The EU AI Act

The EU AI Act (Regulation (EU) 2024/1689, as amended by Regulation (EU) 2026/1744) applies to AI systems. What follows is our own assessment of what it means for CheckMyRental, not legal advice.

It is not a high-risk system: it does not score or screen people, and it does not decide on access to housing, credit or any other essential service.

You do not talk to an AI system. The AI works behind the check, and we tell you on screen that it is used.

The model writes none of the text you read, so we assess that the duty to mark generated content in a machine-readable way (Article 50(2)) does not apply. We label the report anyway, and the PDF carries the label in its file information.

We take measures to support AI literacy (Article 4): we keep a short written note of what the AI does and what can go wrong, and we test the check on sample contracts, including one that tries to give the model instructions.

We will look at this again if the AI is ever allowed to write text you read, to score or rank people, or to take a decision.
