About CheckMyRental

CheckMyRental is a web service that helps expats and international students in the Netherlands read their rental contract before they sign it. You upload the contract, answer 7 questions and get a red, amber, green check, what to ask your landlord and an email you can send.

Your contract: Personal details are masked in your browser. We delete our copy of the contract text after 24 hours and the report after 7 days.

How a check works

Add your contract: PDF, photos, or pasted text. We read it in your browser and mask names, addresses, and bank numbers there. An AI model then finds and quotes the clauses; fixed rules decide every colour.

Fixed rules in code decide every colour. The AI model finds and quotes the clauses and checks every red quote, which can only lower a colour. It writes none of the explanations: every explanation and every question to ask comes from our rule pack.

We tell you what we did not check. Green means we found no issue on that topic, not that the clause is fine.

Where the rules come from

Every rule comes from an official Dutch source (Rijksoverheid, Volkshuisvesting Nederland, Juridisch Loket, Huurcommissie). Each rule shows its source and the date we last checked it.
