Red, amber, green.

Fixed rules in code decide the colour. The AI model finds and quotes the clauses and checks every red quote, which can only lower a colour. It writes none of the explanations.

What it does not check.

The report lists the rules it checked and what it did not: your other duties as a landlord are outside it.

Why check your lease

This report checks your lease against the same 12 rules that tenants and municipalities use. It shows where a clause could be challenged and what to change.

The municipality can fine a landlord who breaks the Wet goed verhuurderschap, which includes the deposit rule, the rules on service costs and the rent limits: up to EUR 27,500, and up to EUR 110,000 if a fine was imposed in the previous four years.

The 12 rules cover clauses in a lease. The Wet goed verhuurderschap also asks a landlord to give the tenant certain information in writing, to use a clear selection procedure and to work against discrimination. This report does not check any of that.

The same rules for everyone

Tenants and landlords get the same 12 rules, the same colours and the same official sources; only the explanation is worded for each side. A tenant's upload is never used for your report, and yours is never used for theirs.

Your lease text is deleted from our server 24 hours after upload and your report after 7 days. You can delete it any time.

The report is an educational checklist. It never says your lease is compliant, and it cannot tell you what a court would decide.

Questions

Is this legal advice?

No. It is an educational checklist that compares your lease text with a list of Dutch rental rules we checked against official sources. For advice about your situation, talk to a lawyer or a landlord association.

If everything is green, is my lease compliant?

No. Green means we found no issue on that topic in the text we read. The report checks 12 rules about clauses, not your other duties as a landlord, and we may misread or miss a clause.

What happens to my lease?

It is read and masked in your browser. The masked text you approve is processed by our AI provider (Anthropic) outside the EU. We delete our copy 24 hours after upload; Anthropic deletes what it received within 30 days by default, and may keep it longer where the law requires or to deal with misuse of its service.

Which leases work?

Residential leases in the Netherlands: whole homes and rooms. Not commercial leases or holiday lets.

I manage many leases. Can I upload them in one go?

Do tenants see my report?

No. Your report is yours; we do not send it to anyone.

When to talk to a lawyer

  • A tenant, the municipality, the Huurcommissie or a court has written to you about your lease, the deposit, the rent or a fine: read the deadline in the letter and talk to a lawyer before you answer. Deadlines can be short.
  • You are unsure whether an exception applies to your lease (a student, a room in your own home, a company let) or more than about 3,000 EUR is at stake: get a professional opinion before you sign or send the lease.
  • Landlord associations, for example Vastgoed Belang, offer their members a legal phone desk and model leases. Membership has a fee.
