Terms of service

1. Who we are and what these terms cover

CheckMyRental is a service of Neurova AI (sole proprietorship), Heideveldstraat 6, 5643 CH Eindhoven, Netherlands, KvK 94328900, VAT NL005076610B08. These terms apply to the contract check on this website. Contact: support@checkmyrental.nl, +31 6 19919544.

These terms exist in English and Dutch. The English text is the original and the Dutch text is a draft translation. If the two differ, the reading that is more favourable to you as a consumer applies.

2. What the service is and is not

What this is. This report is general information produced by software that compares the text you provided with a fixed list of Dutch rental rules (rule pack version [shown on your report], last verified [shown on your report]). It is an educational checklist.

What this is not. It is not legal advice, a legal opinion, or a lawyer-client relationship, and it does not guarantee that a clause is or is not lawful. Only a court or the Huurcommissie can decide that.

Limits. We only check the rules listed under 'What we checked'. Green means we found no issue on that topic in the text we read. We may misread or miss a clause, and rules change. Check the date on this report.

Your decisions. Whether to sign, negotiate, withhold a payment or send a message is your decision. Do not stop paying rent or a deposit because of this report without advice.

3. Who can use it

You must be 18 or older and check a contract that is yours, or that you are allowed to share. We do not offer the service where EU sanctions rules forbid it.

A tenant can check the contract they were offered. A landlord can check a lease they let out (the landlord version, with its own wording of the same 12 rules). The landlord's report is an educational checklist about 12 kinds of clause: it is not a statement that the lease complies with the law and it does not check a landlord's other duties. The withdrawal and refund rules in these terms apply to every buyer, whether you buy as a consumer or for your business.

If you use the service in the course of your business or profession, including when you let out homes for income, clauses 8A and 11 also apply to you.

4. Prices and payment

The price in euro, including VAT, is shown before you pay and again in your order confirmation. Payment is handled by Stripe, which sends you a receipt. If you buy for your business and need an invoice that shows the VAT separately, write to support@checkmyrental.nl.

5. Delivery and your right to withdraw

A paid report is delivered right after you pay (for a bundle: right after you use a credit). You have a statutory right to withdraw from a paid order within 14 days. Before you pay we ask, on a separate screen, whether you want us to start immediately; if you agree, you lose the right to withdraw as soon as the report has been delivered in full. 6. Accounts and report bundles

An account is optional. You make one with your email address: we send you a sign-in link and keep no password. The link works once, for 15 minutes, and a sign-in lasts 12 hours. Whoever can read your email can sign in, so keep your email account safe.

With an account you can buy a bundle of 3 reports for EUR 16.99 including VAT. Each report in a bundle is the full report with the move-in pack. A bundle is valid for 12 months from the day you buy it. You use one credit each time you start a report, and credits that expire first are used first. Credits are for your own use, cannot be exchanged for money and do not pass to anyone else.

Each time you use a credit you ask us, on the same separate screen as for a single report, to start immediately, and you confirm that you lose your right to withdraw for that report once it has been delivered in full. If a report cannot be delivered, the credit is not used.

You can withdraw from a bundle within 14 days of buying it, with the "Withdraw from contract here" button on your account page, with the link of the same name in your order confirmation (no sign-in needed), or by writing to us. You pay for the reports you already received at a share of the bundle price (the price divided by the number of reports in the bundle), and we refund the rest within 14 days. A landlord can buy a landlord pack of 5 lease checks for EUR 49.00 including VAT on the same terms (a single lease check for a landlord costs EUR 12.99). Credits are for their own use: a landlord's credit pays for a lease check and a tenant's credit for a tenant's report.

After 14 days a bundle cannot be refunded, except where the law says otherwise or when we stop the service before you used your credits. Credits that are not used by the end date expire; we send a reminder 30 days before. You can delete your account at any time: credits you have not used are then lost, unless you withdraw within the 14 days.

7. Acceptable use

Do not upload unlawful content, other people's documents without permission, or automated traffic. Do not try to attack the service or to manipulate the AI model, for example by hiding instructions in a contract. We may block use that breaks these terms.

8. Your content and masking

Your contract stays yours. You allow us to process the masked text you approve only to produce your report, and we delete it on schedule. You check the masked text before sending it.

8A. Business use and other people's personal data

If you use CheckMyRental in the course of your business or profession, including when you let out homes for income, and a lease or your answers hold personal data of other people (for example your tenants), you are the controller of that data and we are your processor for the masked text and your answers. The standard contractual clauses between controllers and processors in Commission Implementing Decision (EU) 2021/915 then apply, unchanged, with the Annexes I to IV set out in the page Processing terms for business users. You accept them together with these terms.

In all other cases, including when you are a consumer, we are the controller of your data, as the privacy notice says.

9. Retention and deletion

Contract text is deleted 24 hours after upload and your report 7 days after it is delivered. The button on your report deletes the report, your answers and your email address at once. The payment record that tax rules require stays, without your email address and with only a one-way code made from it.

10. Accuracy

Each report shows the rule pack version and the date the rules were last checked. Rules change and we may misread or miss a clause. The clauses quoted in a report were found by an AI model and can be wrong: check each one against your own contract.

11. Liability

Nothing in these terms limits our liability for intent or deliberate recklessness, or any right you have as a consumer that cannot be excluded by contract. If you buy for your business, our liability for one order is limited to the price you paid for it.

12. Our rights in the service

The rule pack, the texts, the report layout and the software belong to us or are licensed to us. You may use your report for your own rental decisions and share it with people who help you, such as a lawyer or a tenant organisation. You may not copy the service, resell reports or use them to build a competing service.

13. Availability and events outside our control

We try to keep the service available but do not promise that it always is. We may change the service for a valid reason, for example a change in the law, and we tell you when that affects something you paid for. If you paid for a report that we could not deliver, we refund you in full (see Refunds and withdrawal).

14. Links to other websites

Reports link to official websites. We are not responsible for what they say or for whether they are available.

15. Complaints

Write to support@checkmyrental.nl, or by post to Heideveldstraat 6, 5643 CH Eindhoven, Netherlands. We confirm that we received your complaint within 5 working days and aim to answer within 14 days. We are not affiliated with a dispute committee. If we cannot solve it together, we tell you in writing whether we would take part in an out-of-court procedure.

16. Changes to these terms

We may change these terms for future orders. The version that applied when you ordered stays valid for that order. We send the terms that apply to your order with your order confirmation.

17. If a part is not valid

If a part of these terms is not valid, the rest stays valid and we replace the invalid part with a valid one that comes as close as possible.

18. Law and court

Dutch law applies, without taking away the mandatory consumer protection of the country where you live. You can go to the court that is competent by law.
